CPTED Advisory Group

Safer places start on the plans.

We assess developments, public spaces and strata sites against the NSW Safer by Design principles, then write advice that councils, committees and buyers can act on.

Newcastle, the Hunter, Port Stephens and the Central Coast, with NSW-wide desktop work.

Site plan marked up with a sightline from a living room window, two light pools, a hedge blocking the view and a blind corner behind the bin store. Street Building ground floor living Car park Bins 1 2 3
What a site review marks up
  1. A hedge taller than about 1.2 m hides the path from the living room window.
  2. The bin store sits outside every light pool and every window's view.
  3. The car park's back row has no overlooking from the building.

Who we work with

Most clients call us because someone has asked a question they need answered in writing.

Client What usually prompts the call What you receive
Councils and public agencies Complaints about a park, town centre or night-time precinct, or capital works about to be designed. A staged action plan matched to capital works and operations, written for briefing notes and community engagement.
Planners, architects and developers The DCP requires a CPTED report, or council has issued a request for information asking for one. A report written to drop straight into the DA package, with one revision round for council feedback included.
Strata managers and committees Car park break-ins, people in common areas who shouldn't be there, or questions from the insurer. Prioritised actions with a plain-English reason for each, staged so the committee can budget.
Property buyers Buying a house or unit and wanting to know how the place works after dark, usually through a conveyancer. A short PDF snapshot of risks and practical, low-cost improvements, delivered inside conveyancing timeframes.

Services and prices

Every job is fixed-fee, with the inclusions written into the proposal so there are no surprises.

  • Day audit, with an optional night audit
  • Concealment, lighting and desire-line mapping
  • Staged plan matched to capital works budgets

A short, independent look at a property before settlement: entry points, concealment, after-dark visibility and how shared spaces are likely to be used. It sits alongside your building and pest inspection; it doesn't replace it.

  • Desktop review and on-site visit
  • Plain-English PDF with practical improvements
  • Turnaround that fits conveyancing timeframes

The four principles every report works through

NSW Police Safer by Design groups crime prevention through environmental design into four strategies. Each finding in our reports is tied to one of them.

Wide open stairs with low planting and clear views up and down

Surveillance

Can people see and be seen? We check sightlines from windows and streets, planting height, and where lighting falls.

Apartment walkway with bollards, defined paths and bike parking

Access control

Is it clear where people should and shouldn't go? We look at entries, paths, gates, car park access and shortcuts.

Terraced garden beds and a visible street number marking a private entry

Territorial reinforcement

Does the place look cared for and owned? Boundaries, entry markers, address numbers and the shift from public to private space.

Concrete stair planters with maintained planting

Space management

Will it stay that way? Maintenance, graffiti removal, lighting repairs and who is responsible for each.

How an engagement runs

  1. Scoping call

Twenty minutes, no charge. We confirm what council, your committee or your lender has actually asked for.

  2. Fixed-fee proposal

Site visits, meetings and revision rounds are listed. Anything extra is priced before it happens.

  3. Fieldwork, day and night

Lighting, sightlines, desire lines and hiding spots look different after dark, so we visit both.

  4. Report

Summary first, then the reasoning, then recommendations written as actions or consent conditions.

  5. Revision

One round to answer council or committee feedback is included in the fee.

For conveyancers

Offer your buyers an independent CPTED Safety Snapshot alongside building, pest and strata checks. You mention it; we do everything else.

"In addition to building and strata checks, some buyers choose an independent CPTED safety snapshot. It looks at how the property and its surroundings may affect ongoing safety or nuisance issues. It's optional, and the consultant deals directly with you if you're interested."

Suggested wording for your buyers

What it costs your firm

Nothing. We scope, quote, book and report directly with the buyer. You're never asked to manage bookings or explain findings.

What it isn't

Not legal advice, not a building inspection, and not a security system assessment. It doesn't certify compliance.
